Schedules of Condition
When taking on a lease with future and end of term repair liabilities or undertaking building
works next to an adjoining property; recording and documenting a properties condition at a
specific moment of time becomes a useful reference tool in managing future disputes.
We are able to provide an elemental, item-by-item written and photographic schedule of
condition to suit the requirements of the client.
Condition Surveys
A condition survey is used to record the condition of a property it can be used to identify
current and future repairs and maintenance. In most cases costs are provided to allow our
clients to programme in works based on urgency and availability of funds.
Home Purchase Surveys
Purchasing a property can be one of the most expensive investments that our clients will
make. To help them make an informed decision about their potential purchase, we
provide a professional assessment of the property which reviews its condition.
At V Hardwick Limited we provide two levels of survey:
- Home Purchase Survey – L2
This is the most popular level of survey and is more suited for conventional properties which are in reasonable condition.
- Building Survey – L3
This level of survey is the most detailed available. It is generally more suited to larger, older or non-traditional construction properties, those in disrepair or where clients are considering extensive renovation or extension works.
As independent Chartered Surveyors we are able to tailor our reports to suit the needs of the
individual client, focussing on specific elements or areas of concern where required.

Defects occur when an aspect of a building is not performing adequately for its intended
purpose. Defects may occur for a number of reasons such as design deficiencies, poor
product type, poor workmanship or neglect.
We provide a holistic and pragmatic approach to the assessment of a building problem or
defect. Following our inspection we provide our clients with a detailed professional opinion of
the likely cause of the defect and information on the remedial works required.
